Quick answer: Vinyl planks are the cheapest hard flooring. Hybrid flooring is the best value for most Brisbane homes. Engineered timber is the best choice if you want real wood on a budget.
When you start a renovation, the first question is usually “What’s the most affordable flooring option?” You want a good look, but you also have to respect the budget.
In Brisbane there’s one more thing to think about. The cheapest floor on day one isn’t always the cheapest in the long run. Our humid summers can damage floors that aren’t made for them, so a floor that lasts is worth more than one that is just cheap.
Here is an honest breakdown of the options we recommend, from lowest to highest price.
Flooring Prices in Brisbane at a Glance
| Flooring type | Typical price in Brisbane | Our price |
|---|---|---|
| Vinyl planks | $50 – $65 | $25-$35 |
| Hybrid flooring | $55 – $75 | $35-$45 |
| Engineered timber | $110 – $200 | $90-110 |
*Our prices are for the floor only, and installation is extra. Market prices are a guide as at October 2026.
1. Vinyl planks: the lowest price
Vinyl is our most affordable hard flooring. Today’s luxury vinyl planks look far better than the vinyl of the past.
- Waterproof: a good choice for laundries, bathrooms and kitchens.
- Stable in humidity: it doesn’t expand and contract like timber does.
2. Hybrid flooring: the best value for most homes
If you can stretch the budget a little, hybrid usually gives the most for your money. It’s a hard-wearing floor with a rigid core, and it copies the look of real timber very well.
- Built for family life: very hard-wearing against scratches, dents and spills.
- Suited to Brisbane: waterproof, and it handles our heat and humidity well.
- Easy to install: many of our hybrid ranges use a click-lock system, and some come with the underlay attached.
For a closer look at the range, see our hybrid flooring page.
3. Engineered timber: real wood for less
If you love real timber but solid boards are too expensive, engineered timber has a real wood top layer, such as oak, at a lower price. It costs more than vinyl or hybrid, but it gives you the real wood look and feel.
What about laminate?
Laminate costs about the same as vinyl and hybrid, but it’s less suited to Brisbane. It can swell if moisture gets in. Hybrid gives you a similar look with better protection against humidity and spills.
Don’t forget the hidden costs
When you compare “cheap” options, compare the total installed price, not just the price per m²:
- Floor preparation: an uneven slab may need levelling. This can add around $15–$30 per m².
- Underlay: some of our hybrid ranges include it, which can save around $5–$10 per m².
- Installation: labour for a floating floor is often around $25–$55 per m² in Brisbane.
Can I save money by installing it myself?
Often, yes. Click-lock hybrid and vinyl can be a good DIY job in a simple room, and doing it yourself can save much of the labour cost. If you’re not sure, we’re happy to talk it through. Our “10 DIY flooring ideas to transform your home on a budget” has more tips.
The verdict
- Lowest price today: vinyl planks
- Best value for the next 15 years: hybrid flooring
- Real timber on a budget: engineered timber
